We are looking for a skilled and motivated Residential or Commercial Real Estate Appraiser to join our dynamic team.

Job Summary:
The Commercial Real Estate Appraiser is responsible for conducting in-depth property valuations of various types of hotel properties, including motels, hotels, hybrid properties, proposed projects, and more. The role involves collecting, analyzing, and interpreting data to provide accurate property assessments and market value reports. The ideal candidate will have a strong background in real estate, financial analysis, and local market conditions to ensure the highest standards in appraisal reporting.

Key Responsibilities:
• Property Valuation: Inspect, analyze, and assess commercial hospitality real estate properties for valuation purposes. This includes physical property inspections, market analysis, and gathering necessary information such as legal descriptions, zoning, and neighborhood data.
• Report Preparation: Prepare clear, detailed appraisal reports that meet company standards and regulatory requirements. This includes data analysis, research, and documentation of all relevant property characteristics and comparable market values.
• Market Research: Conduct thorough research on local and regional real estate markets, including trends in property values, rental rates, and occupancy levels.
• Compliance: Ensure all appraisals comply with industry standards (USPAP) and relevant state and federal regulations. Maintain knowledge of market changes, zoning regulations, and new industry practices.
• Client Relations: Interact with clients, property owners, and stakeholders to provide professional consultation and respond to valuation-related inquiries. Deliver appraisals on time and within the agreed scope of work.
• Collaboration: Work closely with other appraisers, analysts, and the management team to support broader real estate projects and initiatives. Provide input and feedback on methods, policies, and process improvements.
• Recordkeeping: Maintain organized records of property inspections, market research, and appraisal reports to support audit and regulatory reviews.

Qualifications:
• Bachelor’s degree in real estate, finance, business, or a related field.
• State-certified residential or general appraiser license.
• Minimum of 1 year of experience in residential or commercial real estate appraisal.
• In-depth knowledge of local real estate markets, industry trends, and appraisal standards (USPAP).
• Strong analytical skills with experience in financial analysis and property valuation.
• Excellent written and verbal communication skills.
• Ability to work with a team, be managed, embrace company methodologies, and welcome diverse backgrounds.
• Proficiency in using appraisal software (such as Argus, CoStar, or other relevant platforms).
• Ability to work independently and manage multiple assignments with tight deadlines.

The individual works remotely within the Raileigh-Durham, NC market with the requirement to travel approximately 20%-40% of the time to carry out fieldwork and property inspections (this is often local inspections/fieldwork that takes you out of the office but not too far from home).

Preferred Skills:
• Familiarity with residential or commercial real estate law and zoning regulations.
• Experience working with large portfolios and complex property types.
