About the Role: As an Senior Associate/Junior Producer on the HVS Brokerage & Advisory (“B&A”) team, you will be responsible for developing business, marketing/executing hotel real estate properties for sale, and advising/negotiating the purchase and sale on behalf of clients.
This role is 100% commission and is part real estate brokerage; primarily described as a commercial real estate sales agent. There is no ceiling to income producing potential and your income will be in direct correlation to your work output.
Primary Duties:
- Main goal of this Associate is to learn the brokerage continuum and how to develop/manage client/ownership group relationships
- Associate will be required to obtain a real estate sales agent license in target market/state
- Daily training will be conducted (at least two hours) by Senior Partners and will involve a lot of hands-on training/shadowing Senior Partners
- Associate will be given a target market and will be required to do the following:
- Research correct ownership groups and update Spider
- Cold-call ownership groups to set meetings, alongside a Senior Partner
- Develop HVS B&A awareness in target market
- To the extent that ownership groups are looking to acquire assets, capture buyer’s needs criteria
- Secure new and expanded business opportunities through prospecting, networking, and relationship building of new clients in target market/state. Additional client relationship management activities will be conducted with Senior Partner of existing client base.
- Provide clients with pertinent information on current market conditions and hotel property values.
- Assist the B&A team in preparing broker opinion of value reports (BOV) for clients interested in selling their hotel property.
- Expectation on metrics is at least 1 BOV generated per month (12 annually)
- Assist the B&A team in preparing any marketing materials related to listing engagements.
- Accompany prospective buyers/clients to property site tours.
- Gather and coordinate materials necessary for transactions such as due diligence, listing agreements, letters of intent, term sheets, and purchase and sale agreements.
- Participate in negotiations and due diligence, with clients and various transaction stakeholders.
- Associate will participate in assigned transactions as directed by Senior Partners, either on the list- or buy-side.
- Have some knowledge of standard real estate principles with limited practical experience in applying them.
- Lead by example and model behaviors that are consistent with HVS values.
- Work within standardized procedures and practices to achieve objectives and meet deadlines.
- Exchange straightforward information, ask questions, and check for understanding.

- Bachelor's Degree preferred with up to 3 years of relevant experience. A Real Estate License is strongly preferred.

- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Organizational skills with a strong inquisitive mindset.
- Intermediate math skills.
