Sales Internship
About the Role
HVS Brokerage & Advisory (“B&A”) is seeking a Sales Intern to join our team in Houston for a 12-month training program focused on hotel real estate brokerage. This internship provides hands-on exposure to the full brokerage continuum, including business development, client relationship management, financial analysis, transaction management, and negotiation skills.
Upon successful completion, candidates may be offered full-time employment as a
Senior Associate/Junior Producer
in one of our target markets:
Denver
,
Nashville
, or
Tampa
.
This internship is
unpaid
but includes participation in deal splits on assigned transactions. The subsequent Senior Associate/Junior Producer role is
100% commission-based
, with unlimited earning potential directly tied to performance. Relocation to the assigned market will be required after the program; relocation assistance is not provided. Any participation in deal splits is tied to educational exposure to real-world brokerage activities and is not compensation for hours worked.
Primary Duties
Learn the brokerage continuum and how to develop/manage client and ownership group relationships.
Obtain a real estate sales agent license in the target market/state (at own expense).
Participate in daily training with Senior Partners, including shadowing and hands-on learning.
Set realistic, measurable sales goals focused on key performance metrics.
Understand and communicate the B&A value proposition.
Conduct market research, update internal databases, and identify ownership groups.
Cold call ownership groups to set meetings alongside Senior Partners.
Build awareness of HVS B&A in the target market and capture buyer criteria.
Prospect, network, and build new client relationships; assist Senior Partners with existing clients.
Provide clients with insights into market conditions and hotel property values.
Assist in preparing Broker Opinion of Value (BOV) reports (goal: minimum one per month).
Support the preparation of marketing materials for listing engagements.
Accompany prospective buyers/clients on property tours.
Coordinate transaction materials (due diligence, listing agreements, LOIs, term sheets, purchase and sale agreements).
Participate in negotiations and due diligence with clients and stakeholders.
Contribute to assigned transactions on both the listing and buy side.
Apply foundational real estate principles under guidance from Senior Partners.
Model behaviors consistent with HVS values and meet deadlines within standardized processes.
Orientation and learning modules include weekly instruction, case studies, and brokerage simulations.
Skills and Qualifications
Entrepreneurial mindset and self-starter mentality.
Strong written and verbal communication skills.
Competitive spirit with a coachable attitude.
Ability to collaborate effectively in a team environment.
Bachelor’s degree preferred.
Ideal for candidates pursuing or recently completing a degree in real estate, finance, or a related field.
Real Estate License preferred but not required.
Proficiency in Microsoft Office (Word, Excel, Outlook).
Strong organizational skills and inquisitive mindset.
Intermediate math and analytical skills.
Must be authorized to work in the United States without visa sponsorship now or in the future.
Interns may arrange to receive academic credit through their educational institution.

Interns do not displace or replace employees and do not perform work that staff would otherwise be responsible for. All activities are educational in nature and conducted under close supervision by Senior Managers.
There is no expectation of compensation for time spent in the internship. Participation does not guarantee or require future employment with HVS.
Training hours and activities are flexible and driven by the intern's learning goals. The intern may end their participation at any time.
This program follows a structured learning plan with weekly educational objectives, supervised learning sessions, and ongoing mentorship from Senior Partners.
